Finding a property in Yalova or Bangkok is not the problem – there are plenty of portals. It gets difficult with everything that comes afterwards: who is the developer, have they delivered previous projects? Are the stated floor areas accurate? How does payment work, how does the transfer of ownership work, which taxes apply? And what happens when two years of construction sit between contract and handover?
That is exactly where I come in. I live and work in both markets, speak the languages, and know the people who actually build on the ground. You do not get an anonymous property list, but a selection I have vetted myself – and one fixed point of contact who accompanies you personally from the first decision to the handover of the keys.
Exclusive. I only pass on properties that stand out through location, specification or value for money. Fewer offers, but vetted ones.
Fair. Everyone deserves an honest and straightforward transaction. Transparency is not a marketing word here but the precondition for everyone involved deciding on solid information.

Yalova, Çiftlikköy
Two buildings with a total of 32 units in the 2+1 layout. The apartments measure 92.6 m², the ground-floor units 72 m² with a 20 m² private garden. The project also includes 300 m² of retail space along the Yalova–İzmit expressway.
Yalova, Termal, Akköy Köyü
One building with 19 units – 15 × 1+1 and 4 × 2+1. The distinctive feature: healing thermal and spring water on site, plus a Turkish bath with sauna for women and one for men in the basement.
Yalova, Çiftlikköy
One building with 32 units, all in the 2+1 layout – two rooms plus living room. Currently under construction, units available during pre-sale. The location is decidedly central.
Yalova, Termal, Gökçedere
Twelve units: eight apartments of 50 m² (1+1) and four duplex units across two floors with 100 m² (2+1). Thermal water is piped directly into the apartment – an argument that makes a noticeable difference when letting.
Yalova, Çiftlikköy, Sultaniye
The largest development in the portfolio: nine buildings with a total of 240 units in 1+1, 2+1 and 3+1 layouts. A gated community with its own amenities – suited to families and to investors alike.
Asok-Dindaeng Road, Din Daeng, Bangkok
A large development by an established Bangkok developer in a prime transport location. Construction is on schedule: sheet piling is complete, and the underground works are expected to finish by November 2026.
Phra Khanong, Bangkok
A live-work building with 144 m² of usable space across 4.5 floors – five rooms, four bedrooms, six bathrooms, two parking spaces. 750 metres from Phra Khanong BTS station.
Dok Mai, Prawet, Bangkok
Two units in the same building, stripped back and rebuilt from scratch. The photos show the state before and after the renovation – the clearest way to show what refurbishment can actually achieve.
Chalong Bay, Phuket
Several unit types in a prime spot on Chalong Bay: studio apartments of 34.5 m², one-bedroom units of 56 m² and large two-bedroom apartments of 90 m². Handed over furnished, ten minutes by car from the beach.
